For a new building, a land survey is always required, but is the same true for a house remodel? And, if so, what are the conditions that necessitate one? To find the answer keep reading.
Land Survey Tell About Property
A land survey is used to determine the property boundaries of your home. A land survey reveals all other items on your property, such as a pool, a shed, a gazebo, and the like, in addition to your home and its property lines. A professional land surveyor is required to conduct the survey. It’s not a job that homeowner can undertake.
When is a Land Survey Required?
In the case of work that falls under the heading of “house remodeling,” a land survey is necessary in two situations:
Putting on An Addition
The majority of additions entail a change or infringement on an existing property boundary, necessitating a survey. If your town offers a “safe zone,” for example, a certain amount of area in which your addition can be built without requiring a survey, that is the one conceivable exception. You might be able to extend an extension to within three feet of a fence or other property feature depending on your city. Of course, if this generates a problem with a neighbor’s property boundary, a survey is required.
Tear-Down/Rebuild
Because tearing down and reconstructing your home is considered the same as building a new one, a land survey is required. If the tear-down/rebuild has modified the surrounding ground in terms of slopes, hills, etc., you may additionally be needed to prepare a topographic survey.
When is a Land Survey Recommended?
A land survey is not required but highly recommended, for certain home renovation projects. The following are some examples:
Fences
There are several rules to follow when it comes to fencing, but it’s important to remember that if you’re planning to build a fence that crosses your neighbor’s property line, a land survey can help you avoid any future disputes.
