Land surveying is a tough task, and for this reason, there are a few misconceptions about what is a land survey and why we need it. If you are considering having a survey done on your property, then the chances are you have fallen to one or more of these myths. To help you out, here is the truth about 4 common surveying myths:

Land Surveys Aren’t Necessary If You Can Find The Survey Stakes

If you have located the survey stakes from a previous survey, you thought that there was a surveyor who might have determined that this location was on the edge of the property, that doesn’t mean the survey is accurate, or you have found the property line. A professional land surveyor can provide you the information about what you have found in your property line. You may be surprised to learn that what you think is a surveying monument may not be one at all. Your precious surveying findings wouldn’t help you in court, while licensed land surveyors would.

I Can Build My Fence On The Property Line Without A Survey

Even when you are sure that you are building a fence on your land, it’s always wise to protect your investment by making sure about the property lines. If it happened that you have built a fence onto your neighbor's property, you may be forced to it tear down. Think twice before building right on the property line, even if you know where your property line is.

I Don’t Need A Second Survey If The Land Was Surveyed In The Past

When you think that a one-time survey is enough to then it is not true. Because the land surveying measurements are made based on the evidence found on the property, two surveyors working at different points in time may not have the same evidence available and the result can be different. The new surveyor will have the advantages of the monuments set by the previous land surveyor if they are still in existence, as well as any records documented. If the previous survey’s results are being questioned and doubtful, it may be worth it to have another survey done for protection.

Land Survey is Too Expensive

Not having a survey done when you need one can cost you thousands of dollars after construction, especially if you build a structure that intrudes on a neighbor’s land. Is it worth taking this risk? think about it. The professional land surveying service is well worth the cost to avoid this.

Contact AAA Group and have your property surveyed before fencing or building structure that could impact the property line.
